Varahimedia.com,HYDERABAD,December,23rd,2025: Redefining the indoor entertainment landscape, Magic District, Asia’s first real-life multi-theme adventure destination, has officially opened at AMB Sarath City Capital Mall in Kondapur.
Spanning a massive 38,000 square feet on the 6th floor, the facility moves away from passive entertainment, offering an immersive “walk-through” experience. Visitors are invited to become active participants in high-stakes, story-driven environments rather than mere spectators.
A Vision of Indigenous Innovation
The project is the brainchild of Tava Srinivas, a National Award winner and Limca Book of Records holder with over 25 years of industry expertise. During the media launch, Srinivas emphasized that Magic District is a platform to showcase Indian creative ingenuity on a global scale.
The project also marks a “reverse brain drain” milestone, as his daughter, Chandana Lipi, resigned from her professional role in the United States to return to India as the project’s Operations Director. Srinivas further revealed plans to expand this vision by introducing 27 diverse entertainment concepts across India in the coming years.
Phase 1: Four Immersive Adventure Zones
While seven distinct themes are planned for the full rollout, Phase 1 has launched with four unique adventure worlds:
- Zombie City: A survival-themed challenge where participants must navigate a post-apocalyptic urban setting overrun by the undead.
- Scary Escapes: A tactical, team-oriented attraction where players solve puzzles and find clues to flee high-tension environments.
- Scary House: A traditional horror experience elevated with intense live interactions and high-fidelity sound effects for thrill-seekers.
- Boo Boo House: A specialized, kid-friendly zone designed to help children overcome fear through laughter, play, and lighthearted spooky themes.

A New Landmark for Tourism
Director K. Raj Kumar noted that the public response has been exceptionally positive since the soft launch. Positioned as a premier landmark for families, student groups, and international tourists, Magic District is set to become a focal point for immersive entertainment in Hyderabad.
